About Axarquía

The Axarquía is the eastern part of the Costa del Sol, east of Málaga. It combines a sunny coastline of beaches and fishing towns with steep hills full of white villages, avocado and mango groves, and views over the sea. It feels quieter and more Spanish than the western Costa del Sol around Marbella.

On the coast, Nerja is known for its cliffs and coves, Torrox and Torre del Mar for their long beaches, and Rincón de la Victoria is close to Málaga. Vélez-Málaga, a few kilometres inland, is the area's main town. Up in the hills, white villages such as Frigiliana and Comares offer peace and space. Málaga airport is about 30 minutes from Rincón and about an hour from Nerja.

Prices are lower than in Marbella, but vary a lot: Nerja asks €3,944/m², the other coastal towns between €3,166/m² and €3,523/m², and Vélez-Málaga €2,188/m². The transfer tax is Andalusia's flat 7%.

How the prices spread

Nerja is the most expensive place in the Axarquía, thanks to its cliffs, coves and popularity with international buyers. Rincón de la Victoria, Torre del Mar, Frigiliana and Torrox follow closely. Vélez-Málaga, the area's inland main town, is clearly the cheapest. Hill villages like Comares can be cheaper still, but prices vary a lot from house to house.

The table shows average asking prices, not sale prices. Within one town, prices can vary a lot from one area to the next.

The case for

  • Sun and mild winters

One of the mildest climates in Europe, with warm winters on the coast.

  • More authentic than the western Costa del Sol

Quieter towns, more Spanish life and fewer high-rise buildings.

  • Málaga airport nearby

Flights all over Europe, 30 to 60 minutes away.

  • Beach and countryside together

White villages and hiking trails a short drive from the beaches.

  • Lower prices than Marbella

Even Nerja asks clearly less than the western Costa del Sol.

The case against

  • Water is a long-term concern

In 2023 and 2024, drought led to water cuts in parts of the Axarquía. The reservoir refilled in 2026, but dry years can return.

  • No trains

There is no railway; you need a car, especially in the hill villages.

  • Steep, narrow roads in the hills

Many hill villages have steep access roads and little parking.

  • Busy in summer

Nerja and the beach towns are crowded in July and August.

  • Holiday-rental rules vary by town

Andalusian towns can limit new holiday lets. Check with the town hall before you buy to let.

Where you might be better off elsewhere

If you want more international life, golf and services, the western Costa del Sol around Marbella and Estepona is the alternative, at higher prices. If you want lower prices with a similar subtropical climate, look at the Costa Tropical, just to the east. And if you want a city by the sea, Málaga is next door.
